Signs of Trouble in Old Pipework You Can See
In a house on stumps, the water, waste and gas pipework usually runs under the floor, while in a slab house it hides inside the slab and the walls. Weatherboard cottages are stump houses, so a torch and a crawl underneath tell you plenty. The signs that show without opening anything:
- wet or soft soil under a pipe run
- drips at joints and fittings
- rust staining along pipes and on connection points
- damp or stained timber near a line
- a musty smell under the house that never dries out
Catching these early matters. The Plumbing and Drainage Act requires an owner to do everything reasonable to keep the plumbing and drainage at their premises in good condition and working properly. If a sign points somewhere you cannot reach, our leak detection page runs through how a hidden leak gets traced without digging first.

Old Gas Fittings and Who May Touch Them
Only a licensed gasfitter may install, alter, repair, service or test gas pipework and connections. The Queensland Government separately advises owners to check their gas systems regularly for corrosion, deterioration or damage. Old gas work in a 1920s cottage can look sound at the meter and still be poor further along the run.
A gasfitter who has a safety concern about a gas system gives the owner a defect notice unless the concern is fixed on the spot. If you can smell gas inside, switch the appliance off, open doors and windows, and leave light switches and power points alone. Shut the gas off at the meter or cylinder if the smell stays, and call 000 if it will not clear.
The paperwork side of finished gas work, including certificates and notices, sits on our gas compliance page.

What the Age of Your Water Pipes Means
Galvanised steel pipe fails from the inside out. Galvanised pipe is steel coated in zinc; once the coating wears, the steel rusts from within. The tell-tales are:
- rusty or discoloured water from the taps
- weak flow at several fixtures at once
- leaks that keep coming back along the same run
Enoggera's first estate mains went in during the 1920s, so any original service still in the ground is closing on a hundred years. The ones never renewed tend to split under driveways and kerbs rather than in easy spots.
Copper systems carry an age question of their own. Lead-based solder on brass fittings and copper pipes was common in Australian plumbing up until 1989, so the water service's age is worth a thought in an older home.
A plumber confirms the material and condition on site. Replacement belongs on our repiping page, and banging lines on our water hammer page.

Before You Open Up the Walls of an Old House
Most renovation plumbing in an older home is notifiable work, which a licensed plumber does without a council permit. The rules define an existing building as one with both drainage and a water supply, which covers nearly every older home. The plumber lodges a Form 4 with the QBCC within 10 business days and gives you a copy.
Some work still needs a local government permit before it starts:
- adding a fixture to a building on a combined drain
- adding a fixture where the water supply is dual reticulated from a provider
- any earlier permit, which stays with the premises and binds any later owner
Renovation triggers worth knowing start with the temperature control device. Every new or replacement water heater needs one, which keeps the water reaching taps no hotter than 50°C. Installing a fixture mainly for personal hygiene brings the same requirement, while replacing a tap washer or a shower head does not.
Asbestos is the other trigger. Most houses built before 1990 contain some asbestos, and renovating one needs extra precautions that may add cost.

Older Home Plumbing FAQs
Call (07) 3524 0766How do I check the plumbing in an old house?
Start with what shows: damp patches, stains, rust on pipes and fittings, rusty tap water, weak flow and drips under the floor. Urban Utilities looks after the mains, but the pipes on your property side are yours to keep sound. The leak detection page covers the no-use meter test for hidden leaks.
Why does the water run rusty in my older Enoggera home?
Rusty or brown water is the classic sign of a galvanised steel pipe rusting from the inside once its zinc coating wears through. A plumber confirms the cause on site. If the pipe is failing, the repiping page covers what replacement involves.
Who can tell me if the old gas pipework is safe?
Gas pipework is for a licensed gasfitter alone to assess or change, and Queensland's advice is to check it often for rust, wear or damage. If you smell gas, turn the appliance off, open doors and windows and leave switches alone; call 000 if the smell will not clear.
Does renovating plumbing in an old house cost more?
Yes, it can. The two biggest cost drivers are access to old pipework under floors and behind walls, and the condition of what is found once things are opened up. Asbestos precautions in a pre-1990 house may add cost, and a fixed quote before any work starts sets the price.
Can I find out what plumbing work was done on my house before?
Yes, you can. An owner can search an address on the QBCC's register for notifiable work and ask the QBCC for a copy of a Form 4 for work at the property. A permit from earlier work stays with the premises and still binds the current owner.
